Tilal Al Ghaf’s newer villas suit clean contemporary landscapes: flush levels, large-format porcelain, linear pools, native-leaning planting that holds its shape in the heat.
Montera designs and builds complete outdoor spaces here, engineered for the community’s design language and delivered by one team from ground to finish.

Local detail that changes the design
- Villa stock: Harmony, Elan and Aura villas and townhouses, 2021 onward; contemporary architecture that suits flush thresholds and large-format porcelain.
- Ground: engineered fill, generally stable; irrigation is on the community's treated-water network where available, which changes plant selection.
- Rules: Majid Al Futtaim community guidelines and NOC; strict on boundary-wall heights and anything visible from the lagoon promenade.
- Design language: linear pools, plunge pools and low-water planting hold their shape here; lawns are a maintenance decision, not a default.
Contemporary villas want a contemporary garden
Tilal Al Ghaf is a lagoon community of contemporary villas, and the architecture sets the garden’s language: flush thresholds from the living room to the terrace, large-format porcelain that continues the interior floor outside, a linear or plunge pool drawn as part of the house, and planting that holds a clean shape in the heat. A garden that ignores the architecture looks like it came from another development.
Most gardens here are first-generation: whatever the developer handed over, waiting to be designed. That means the levels and the pool position can still be set properly, once.
Community guidelines and the NOC
External works follow the Majid Al Futtaim community guidelines and NOC process. The guidelines are strict on boundary-wall heights and on anything visible from the lagoon promenade, so we design inside them from the first sketch rather than trim the scheme after the NOC comes back. The building permit for a pool or structure follows with the authority responsible for the plot, which we confirm on the first visit.
We prepare the drawings and the submissions inside our scope and do not mobilise until the approvals are back.
Water, planting and the treated-water network
Where the community’s treated-water network reaches the plot, irrigation runs on it, and that changes the planting palette: some species do not like it. We choose low-water, heat-tolerant planting that keeps its form, and we treat a lawn as a maintenance decision rather than a default: a smaller, well-irrigated lawn with porcelain and planting around it looks better in August than a large one that browns at the edges.
What moves the budget
Whether it is a complete garden designed as one (terrace, planting, irrigation, lighting and a pool) one area done properly, such as a terrace with a plunge pool, or a larger lagoon-side plot with an engineered pool, the figure comes from your own plot, line by line, after the free visit rather than a band on a web page. The movers are the pool type and its plant room, the porcelain or stone you choose, and the shade structures.
Every element is its own line at the rates on our cost page, so a plunge pool can be compared with a linear pool as two numbers, not two quotes.
Questions Tilal Al Ghaf owners ask
Which pool suits a Tilal Al Ghaf garden?
Linear and plunge pools suit the contemporary villas and the plot sizes best, drawn in line with the house. We show the options in Preview at full scale before you choose.
Can the terrace be level with the living room floor?
Usually, yes: a flush threshold is one of the things that makes a contemporary garden look finished. It needs the drainage and the waterproofing designed at the door, which we do.
Do you handle the Majid Al Futtaim NOC?
Yes. Drawings and submission within our scope, designed to the community guidelines from the start, plus the building permit for a pool.
Should we have a lawn?
It is a maintenance decision. A smaller lawn with good irrigation and low-water planting around it holds up better through the summer than a large one.
What does a Tilal Al Ghaf garden cost?
It comes from your own plot, line by line, after the free visit, not a band on a web page. Whether it is a complete garden with a pool or a single terrace with a plunge pool, the figure follows the pool type, the stone you choose and the shade structures.
