Dubai · Jumeirah, Umm Suqeim, Al Wasl and Al Safa: private plots, rebuilt villas

Landscaping & pools in Jumeirah & Umm Suqeim — designed, previewed, built.

The villa districts between Sheikh Zayed Road and the sea (Jumeirah, Umm Suqeim, Al Wasl and Al Safa) are older Dubai: private plots on established streets rather than master-planned communities, with family villas from several decades side by side with new ones built on the same land. Many owners here are rebuilding the house, extending it, or finally giving an older garden the pool and shade it never had.

Montera designs and builds villa gardens and pools across the belt as one job: a measured visit, one design for pool and garden together, a line-by-line price, and a Preview walk before anything is dug.

What we build in Jumeirah & Umm Suqeim

  • New pools on established plots, including tight urban gardens
  • Garden rebuilds alongside a new or extended villa
  • Majlis gardens, pergolas and shaded outdoor rooms
  • Pool renovation and plant-room upgrades on older villas

Approvals, handled

Most plots here sit outside a master community, so there is often no developer NOC; the building permit for a pool or any structure goes to the Dubai authority for the plot, which we confirm on the first visit. On a rented villa or inside a compound, the landlord’s or the compound’s consent comes first. We prepare the drawings and the submissions inside our scope.

Local detail that changes the design

  • Villa stock: individually built family villas on private plots, from older houses to recent rebuilds; no two plots are the same shape or size.
  • Ground: coastal sand; closer to the sea the water table can be shallow, so we check it on the visit before the pool shell is designed.
  • Neighbours: villas sit close together on established streets, so access, deliveries, noise and dust are planned with the neighbours in mind.
  • Older gardens: mature trees and old services are common, and we design around both rather than through them.

Private plots, not a master plan

Jumeirah, Umm Suqeim, Al Wasl and Al Safa grew plot by plot, so every garden starts from a different shape: a deep rear garden on one street, a wide shallow one on the next, a corner plot with two street frontages. There is no standard villa type to copy a design from, which suits a design-and-build approach that begins with a measured survey of your plot rather than a catalogue.

The briefs we hear most often follow the life of the house. A new villa on an old plot needs its whole garden from sand. An extended villa needs the garden redrawn around the new footprint. An older villa with a good garden needs a pool, shade and lighting added without losing the trees that make it.

Approvals on a private plot

Because most plots here are outside a master community, there is often no developer NOC to obtain. The building permit for a pool or any structure goes to the Dubai authority responsible for the plot, with drawings and structural details, and we confirm which applies on the first visit. On a rented villa or a villa inside a compound, the landlord’s or the compound’s written consent comes before anything else.

We prepare the drawings and the submissions inside our scope and do not mobilise until the approvals are back. We do not publish approval timelines: they belong to the authority, not to us.

Building on established streets

A villa garden in an older district is built next to neighbours who are home. Machinery is sized to the gate and the street, deliveries are planned so the road is not blocked, and dust and noise are controlled through the working day. On a tight plot, the excavation and the spoil route are decided before the design is final, because they decide where the pool can realistically go.

Near the coast we check the water table before designing the pool shell. Where it is shallow, the shell is designed against uplift and the excavation is dewatered while we build.

What moves the budget

Every plot here is different, so every garden is priced from your own plot, line by line, after the free visit, not a number on a web page. The movers are the pool size and type, access and excavation on a tight plot, how much of the existing garden is kept, and the shade and outdoor-living structures you choose.

Each element is its own line at the rates on our cost page, so you can see what the pool, the majlis or the outdoor kitchen adds and decide on each separately.

How the project runs

A designer at the villa within 48 hours. The design with visuals and the priced bill of quantities in seven days. A Preview walk at full scale. The approval packs on sign-off. Then a live tracker through the build: the programme, the photographs and the money against the BOQ.

Questions Jumeirah & Umm Suqeim owners ask

Do you work in Jumeirah, Umm Suqeim, Al Wasl and Al Safa?

Yes, across all four. A designer visits the villa within 48 hours, measures the plot and walks it with you.

Do I need a developer NOC for a pool here?

Usually not, because most plots are outside a master community. The building permit for the pool goes to the Dubai authority for the plot, which we confirm on the first visit. On a rented villa or in a compound, the landlord’s or the compound’s consent comes first.

Can you build a pool on a small or tight plot?

Often, yes. We survey access, the excavation route and the water table first, then size and place the pool to suit the plot rather than the other way round.

We are rebuilding the villa. When should the garden be designed?

As early as possible, alongside the house. Levels, drainage, services and the pool position are far easier to get right before the villa is finished than after.

Can you keep our mature trees?

In most cases, yes, and we would rather. Protection during works is part of the method statement, and we only recommend removal where a tree is unsafe or sits in the one place the pool can go.

What does a garden with a pool cost here?

It comes from your own plot, line by line, after the free visit, not a number on a web page. Plot access, pool size and the structures you choose are the main movers.
