What a swimming pool actually costs in Dubai.
Everyone answers this with “it depends on the size”. Size is one of the smaller factors. Below is a real pool package, line by line, from a signed villa in Dubai — then the six things that genuinely move the number, and the bands pools land in. Read it before you speak to anyone, including us.
One real pool, line by line

Structure only, that pool is about AED 4,191 per square metre of water. It is a fair sanity check and a poor estimating tool — a small overflow pool can cost more than a larger skimmer pool, because the balance tank and the plant set do not care how wide the water is.
The six things that move the number
Skimmer or overflow
The single biggest fork. An overflow pool needs a balance tank, more pipework and more plant to move the same water, and the tank is a second concrete structure. Two pools of identical size can differ by a large margin on this alone.
What is under the plot
Ground water means dewatering and a different structural approach. Rock means slower excavation. Neither is visible from the road, and neither can be known by a quote given over the phone.
Where the plant room goes
A buried pump room under a terrace is a retaining structure. A plant enclosure at the side of the villa is a slab and a screen. Same equipment, very different civil work.
Level changes
A pool set into a slope brings retaining walls with it, and those are engineered, not decorative. On a flat plot they disappear from the bill entirely.
What you specify
Tile, coping and lighting span a wide range at the same square metre. The labour to install them barely moves. This is the part of the number you actually control.
Approvals
Some communities need an NOC and a stamped drawing set before anything is dug — Aldar and ADM on the Abu Dhabi islands, the developer in most Dubai communities. It costs time more than money, but it belongs in the programme.

Most engineered villa pools land between AED 200,000 and 400,000 built. A compact plunge pool on a flat plot starts around AED 120,000; an overflow pool, or one on a slope, runs above 400,000. On a recent signed villa, a skimmer pool of 8.65 × 4.00 m with a bench came to AED 145,000 for the structure, before plant room, heating, tiling and coping.

Why is an overflow pool so much more expensive than a skimmer?
Because it is two structures, not one. An overflow pool needs a balance tank to hold the displaced water, more pipework, and more plant to move it. The visible pool may look almost identical.
Does the price include approvals?
The drawings and the submission are part of our scope. Authority and community fees are paid at cost and shown separately, because they are not ours to mark up. Some communities need an NOC before anything is dug, which affects the programme more than the price.
How long does a villa pool take to build?
