Two championship courses, and a view you do not own
Jumeirah Golf Estates villas back onto the Fire and Earth courses across communities such as Redwood, Sienna, Whispering Pines, Flame Tree Ridge, Sanctuary Falls and Lime Tree Valley. Most plots are large and many open to the fairway at the rear, which is both the value of the address and the constraint on the design: the view is borrowed, and the community’s rules protect it.

Approvals: the JGE community NOC, with drawings
External works need the JGE community NOC, submitted with drawings that show the boundary treatment, planting heights and anything that changes the view line from the course. Fences and screens on the golf boundary are tightly controlled; irrigation cannot draw from the course systems; contractor vehicles are managed at the gate. The building permit for a pool or a structure follows the NOC with the Dubai authority responsible for the plot.

Design notes for a fairway plot
Put the pool where the view is, and get the edge right. An infinity edge to the course is the most common JGE brief and the most common failure, because the edge detail and the pump sizing are what make it work in practice. Keep the rear boundary open and build the privacy from the sides.
Shade is the second half of the brief: a pergola or an outdoor room facing the course, so the terrace is usable in the afternoon. Lighting is kept low and on the plot, so it does not read from the fairway.

Usually, yes, subject to the community NOC on the boundary and the view line. We design the edge and the plant room together, because the edge only works when the pump set behind it is sized for it.
