Landscaping & pools in District One — designed, previewed, built.
District One is Meydan Sobha’s villa community in Mohammed Bin Rashid Al Maktoum City, laid out around a long crystal lagoon. The villas and mansions are contemporary, the plots are generous, and the gardens that suit them are architectural: clean levels, large-format stone, a pool that reads as part of the house.
Montera designs and builds District One gardens and pools as one job: the pool, the terraces, the shade, the planting and the lighting drawn together, priced line by line, and walked in Preview before anything is dug.
What we build in District One
- Overflow and lap pools designed with the villa’s architecture
- Lagoon-facing terraces and outdoor rooms
- Shade structures, outdoor kitchens and a majlis
- Lighting and planting for a contemporary garden
Approvals, handled
Meydan Sobha’s community guidelines and design review come first, then the building permit for a pool or any structure with the Dubai authority for the plot, which we confirm on the first visit. We prepare and submit both, and do not mobilise until they are back.
Local detail that changes the design
- Villa stock: contemporary villas and larger mansions by Meydan Sobha, many of them facing the lagoon.
- Design character: flat roofs, large glazing and strong horizontal lines. The garden reads as an extension of the house, so levels, joints and material changes have to line up with the architecture.
- Rules: community design guidelines govern what is visible from outside the plot, including boundary treatments and structures; the drawings go to review before works.
- Climate: wide open plots with little mature shade yet. Shade is the first design move, not the last.
A contemporary house deserves a garden drawn to the same lines
District One villas are modern buildings: big openings, flat roofs, long horizontal lines. The gardens that work here continue that language outside. The terrace level runs straight out from the living room floor, the pool coping aligns with the glazing, and the stone, the joints and the steps follow the grid of the house. When a garden is designed separately from the villa, it shows at once on a house like this.
That is why we draw the pool, the terraces, the shade structures and the planting as one set from the first visit, and why the Preview walk matters: you stand on the terrace at full scale and see whether the pool sits where the architecture wants it.
Approvals: the community review, then the permit
External works in District One start with the master developer’s community guidelines and design review, submitted with drawings of the layout, the pool section, the boundary and anything that rises above the wall line. The building permit for the pool or any structure then follows with the Dubai authority responsible for the plot, which we confirm on the first visit rather than guess here.
We prepare the drawings and both submissions inside our scope, register with the community as the contractor and keep to its working hours and site rules. Timelines belong to the community and the authority, so we do not promise dates for them.
What moves the budget on a District One plot
A District One garden is priced from your own plot, line by line, after the free visit, not a number on a web page. The movers are the pool type and its plant room (an overflow edge facing the lagoon is a different line from a skimmer pool), the amount and grade of natural stone, the shade structures, and the lighting and controls a contemporary garden usually asks for.
Each element is its own line at the rates on our cost page, so the pool, the pergola and the outdoor kitchen can each be kept or dropped without the rest of the price moving.
Design notes for lagoon frontage
Keep the view open and build privacy from the sides. On plots that face the lagoon, the rear of the garden is the reason for the address, so the pool and the main terrace face it and the screening is planting and structure along the side boundaries.
Plan shade from day one. These plots open to the sky and the planting is still young, so a pergola or outdoor room placed against the afternoon sun decides whether the garden is used from May to October. Keep lighting warm, low and on the plot.
How the project runs
A designer at the villa within 48 hours. The design with visuals and the priced bill of quantities in seven days. A Preview walk at full scale. The approval packs on sign-off, and no mobilisation until they are back. Then a live tracker through the build: the programme, the photographs and the money against the BOQ.
Questions District One owners ask
Do you work in District One, MBR City?
Yes. A designer visits the villa within 48 hours of your call, measures the plot and walks the garden with you; the design and the priced bill of quantities follow in seven days.
Who approves a pool in District One?
The master developer’s community review first, then the building permit with the Dubai authority for the plot, which we confirm on the first visit. We prepare and submit both packs and do not start until they are back.
Can we have an overflow pool facing the lagoon?
Usually, subject to the community review. The edge detail and the plant room are designed together, because an overflow edge only works when the pumps behind it are sized for it.
Can you match the garden to the villa’s architecture?
That is the brief we start from: terrace levels running out from the floor inside, pool coping aligned with the glazing, and materials that follow the lines of the house.
What does a District One garden cost?
It comes from your own plot, line by line, after the free visit, not a number on a web page. The pool type, the stone and the shade structures are the main movers, and each is a line you can see and adjust.
