Landscaping & pools in Jumeira Bay Island — designed, previewed, built.
Jumeira Bay Island is Meraas’s private island off the Jumeirah coast, joined to the mainland by a bridge and home to the Bvlgari resort and residences. Its villas are custom mansions on large plots, each designed by its owner’s architect within the island’s guidelines, with the sea on every side.
Montera designs and builds island gardens and pools engineered for that setting: marine-grade materials, salt-tolerant planting, a pool shell designed for the ground beneath it, and a landscape that answers to the architecture of the house.
What we build in Jumeira Bay Island
- Resort-grade pools in marine-grade materials
- Sea-facing terraces, decks and outdoor rooms
- Salt-tolerant planting and garden masterplans
- Outdoor kitchens and pavilions built for sea air
Approvals, handled
The master developer’s architectural guidelines and design review apply to everything visible from outside the plot. The building permit for the pool or any structure then follows with the Dubai authority for the plot, which we confirm on the first visit. We prepare and submit every pack inside our scope.
Local detail that changes the design
- Villa stock: individually designed mansions on large island plots, each built to the owner’s architect’s design within the master developer’s guidelines.
- Ground: reclaimed island with salt air on every side. Marine-grade fixings, salt-tolerant planting and a pool shell designed for the water table are the baseline.
- Rules: architectural guidelines and a design review keep the island consistent; the landscape drawings go through the same review as the house.
- Coordination: on a custom mansion, the landscape works alongside the architect, the interior designer and the main contractor, so programme and interfaces matter as much as design.
A custom house on an island plot
No two villas on Jumeira Bay are the same: each is designed by its owner’s architect, within guidelines that keep the island coherent. The landscape has to do the same thing at the scale of the garden. It continues the architecture of the house, meets the island’s design review, and survives an environment with salt air on every side.
We work alongside the architect from the first visit. If there is already a landscape concept, we price it line by line and tell you where it can be built as drawn; if there is not, we design the grounds as one composition with the house.
Approvals: the island review, then the permit
Everything visible from outside the plot goes through the master developer’s design review, and the landscape drawings are part of that. The building permit for the pool or any structure then follows with the Dubai authority for the plot, which we confirm on the first visit. We prepare both packs inside our scope and do not mobilise until they are back.
Engineering for the sea
An island garden lives in salt air with a high water table beneath it. The pool shell is designed against uplift and the excavation is dewatered while we build. Fixings are 316 stainless, timber is chosen or treated for the coast, and the planting near the water is salt- and wind-tolerant, with the softer palette kept closer to the house and in shade.
None of that is an upgrade on an island plot. It is the baseline, priced as its own lines so you can see what the sea adds.
What moves the budget
Grounds on Jumeira Bay are priced from your own plot, line by line, after the free visit, not a number on a web page. The movers are the pool type and its plant room, the marine specification, the amount and grade of stone, the pavilions and outdoor kitchens, and the lighting and control across the grounds.
How the project runs
A designer at the villa within 48 hours. The design with visuals and the priced bill of quantities in seven days. A Preview walk at full scale. The review and permit packs on sign-off. Then a live tracker through the build, coordinated with the house programme.
Questions Jumeira Bay Island owners ask
Do you work on Jumeira Bay Island?
Yes. A designer visits within 48 hours, walks the plot with you and, where there is one, meets your architect.
Can you build our architect’s landscape design?
Yes. We price it line by line, tell you where it can be built as drawn and where the detail needs to change for the island, and take it through Preview so you see it at full scale first.
Who approves the landscape and pool?
The master developer’s design review first, then the building permit with the Dubai authority for the plot, which we confirm on the first visit. Both packs are inside our scope.
What survives the salt air?
316 stainless fixings, stone and finishes chosen for the coast, and salt- and wind-tolerant planting near the water. We do not specify the materials that fail by the sea.
What does a Jumeira Bay garden cost?
It comes from your own plot, line by line, after the free visit, not a number on a web page. The marine specification, the pool and the structures are the main movers.
