Understanding your plot: Harmony versus Elan layouts

Tilal Al Ghaf offers two primary villa typologies: Harmony and Elan. Harmony villas typically feature rectangular plots (often 350–450 m²) with north–south orientation. Elan plots tend to be larger and irregular, sometimes with corner positions overlooking the central lagoon or water features.

Harmony plots suit linear pool placements along the rear boundary and frontally positioned planting beds. Typical rear setback from villa structure is 3–5 metres; pool positioning must respect this while maximising functional garden depth.

Elan plots offer flexibility for L-shaped gardens, corner water features, and more ambitious landscape designs. However, irregular boundaries require precise survey and civil calculations before pool and hardscape layout.

Both require confirmation with the MAF design office during early concept review.

If your villa overlooks or adjoins the central lagoon or water channel, specific restrictions apply:

Design review and MAF approval: what to expect

Before any ground disturbance, your landscape and pool design must pass Majid Al Futtaim design review. This is not a simple building permit; it is a community-standard checkpoint.

Submission package includes:

Typical review cycle: 2–3 weeks for MAF assessment, then 1–2 weeks for revisions if required. Lagoon-side or corner plots may extend review time by 1–2 weeks.

Phase 1: site survey, geotechnical assessment, and permits

Duration: 2–3 weeks

Before design finalisation, a measured survey captures site levels, soil conditions, utility runs (water, power, drainage), and existing vegetation. Soil samples from 3–5 pit locations establish bearing capacity and pH for pool foundation and planting.

Once design is MAF-approved, a separate building permit (or landscape notification depending on scale) is filed with local authorities. This typically takes 1 week if no objections arise.

Deliverables: Survey drawings, geotechnical report, permit approvals filed with site office.

Phase 2: groundworks, drainage, and soil preparation

Duration: 2–4 weeks (depending on plot size and pool depth)

Site mobilisation begins with utility location confirmation and hoarding setup. Excavation for the pool pit follows survey levels; for Harmony plots, typical depth is 1.2–1.5 m; Elan plots may accommodate deeper structures (1.5–1.8 m).

Soil removed is stockpiled on-site for later regrading or removed to licensed waste facilities. Perimeter drainage trenches are cut, and sub-base layers (gravel, sand) are compacted around the pool pit.

For lagoon-side villas, groundwater monitoring pits are installed to track water table rise; if present, dewatering systems may be required during construction.

Phase 3: pool structure and hardscape installation

Duration: 3–5 weeks

Once pit and drainage are ready, pool structure (concrete shell or modular system) is installed. Coping stones, deck paving, and screen walls follow. Utilities (filtration plant, lighting, water line) are connected and tested.

Hardscape elements—pergolas, seating walls, composite fencing—are erected during this phase. Material delivery windows must align with MAF site access schedules, particularly in summer when thermal conditions are restrictive.

Phase 4: planting, irrigation, and soft landscaping

Duration: 2–3 weeks

Once hardscape is complete and inspected, planting beds are amended with quality compost and mulch. Irrigation design is installed and commissioned. Specimen plantings (screening trees, focal palms) are positioned; seasonal bedding follows.

In summer, planting is often deferred to October–November when survival rates are higher and labour conditions are safer.

Documented daily progress and site handover

From Phase 1 onwards, daily progress is documented via site photographs (morning, mid-day, end-of-day), weather logs, and equipment records. This record serves three purposes:

  1. Contractual evidence of work executed and sequencing compliance.
  2. Insurance and HOA oversight: documented timelines protect against disputes and support warranty claims.
  3. Material and labour traceability for future maintenance and defects liability periods.

Final handover includes a walk-through inspection, commissioning of pool systems (filtration, heating, automation), and a 12-month defects liability period during which any plant losses or functional issues are rectified.

Timeline expectations by plot type

Harmony villa, no lagoon proximity: 10–12 weeks end-to-end (design review 2–3 weeks + Phase 1–4 execution 8–9 weeks).

Elan villa, standard positioning: 12–14 weeks (design complexity and plot size extend groundworks and hardscape).

Lagoon-side villa (either type): 14–18 weeks (additional engineering review, drainage calculations, and MAF co-ordination add 2–4 weeks).

Summer construction (May–September) typically extends timelines by 1–2 weeks due to weather-related work suspensions and material delivery constraints.
